Booking Terms & Conditions

    1. Contract: All bookings will form a contract between the Guest(s) and Mark Rendell (the Owner). The accommodation is let for holiday purposes and there is no right of occupancy beyond the stated and agreed period. The booking is restricted to the named Guests on the Booking Form, and for persons or groups over 18 years of age only.
    2. Reservations: will be held for a period of seven days from acknowledgement of enquiry.
    3. Payment: Bookings made within 4 weeks of your holiday date must be paid for in full and in advance of occupation of the property
    4. Cancellation: Any cancellation following payment of a deposit, balance or total amount more than 4 weeks before the start of the holiday will be refunded to you, less a £25 cancellation fee, unless a rebooking is made at the time of cancellation. If you need to cancel within 4 weeks of your booking, advise the Owner immediately. The Owner will attempt to offer a replacement letting, and if such a letting is obtained, will then advise on any difference in prices. If the Owner is unable to re-let, then the Owner shall be entitled to retain all payments already made.
    5. Non-payment of Balance: In the event of non-payment of the balance by the due date, and when the Guest(s) makes no request for additional payment time, the holiday dates will be re-advertised and no refund will be given. We advise guests to arrange cancellation and holiday insurance with the insurer of your choice to cover any eventuality.
    6. Damages & Breakages: All bookings are accepted on the condition that the property is left in the same state of repair, order and cleanliness (both inside and outside) as at the start of the holiday let. All breakages should be reported to the Owner as soon as possible. The Owner reserves the right to impose a returnable breakage / cleaning deposit of £50 per property, to be returned in part or full within seven days of the group vacating the property.
    7. Availability: In the unlikely event that the properties become unavailable, then every reasonable attempt will be made to provide an alternative date for occupancy. The Guest(s) will be advised of any such circumstances as quickly as possible, and will be offered alternative booking dates. If this is not acceptable to the Guest(s), then all monies paid will be refunded in full. The Guest(s) will have no further claim against the Owner.
    8. Occupation times commence after 4 pm (unless otherwise agreed), on the commencement date of the tenancy and end at 10.00 am on the leaving date. Guests are welcome to leave their luggage items and food if they arrive earlier and the property is not ready for them.
    9. Access to property: The Owner and/or his representatives shall be allowed access to the holiday accommodation at any reasonable time during any holiday occupancy.
    10. Pets: One small, well-behaved dog is welcome. Dogs must not be allowed in the bedrooms or on the furniture. Pet owners must bring their own pet bedding and basket and must clean up after their pets in the garden. Dogs must not be left unattended in the house or garden and must be kept on a lead in the local area. There is a premium of £25.00 per rental period for your pet.
    11. Bed Linen and Towels: Bed linen and Tea Towels are provided. Cot bedding and bath towels – personal and beach – are not provided and should be brought by the Guests.
    12. Smoking is not allowed inside the house.
    13. Special Requirements: If you have special requirements or needs, please advise the Owner at the time of booking, although he cannot guarantee that any requests will be met. Failure to meet special requests will not be a breach of contract. It is your responsibility to satisfy yourself that the property is suited to your levels of mobility, agility or physical impairment.
